Job Description:

PURPOSE STATEMENT: The Senior Construction Project Manager role plans, directs, manages and provides oversight of assigned design and construction projects to ensure that Acadia Healthcare's goals and objectives are accomplished within prescribed schedule and budget parameters. The Senior Construction Project Manager will work closely with Acadia operations, finance, clinical, IT, local facilities, and other departments ensuring the capital project delivery process is professionally managed. ESSENTIAL FUNCTIONS:

  • Assist with the evaluation of capital projects for approval, including programming, due diligence, conceptual design, schedule and budgeting.
  • Selection of external business partners for design and construction services on projects that will be managed by the Senior Construction Project Manager. Ensure selections are being made in a transparent, competitive, and fair environment.
  • Assist with land development efforts such as zoning, conditional use approval, land use approval, and related efforts.
  • Lead the design phase of the project, inclusive of preconstruction services with a construction manager.
  • Oversee the permitting and approval process through relevant local, state, and federal authorities.
  • Perform detailed review of contractor pricing, negotiate business terms favorable to Acadia, and draft construction contracts.
  • Provide monthly detailed project reporting and forecasting related to program, budget, schedule, and variances.
  • Contract administration for all vendors including adherence to business terms, detailed review of pay applications/ invoices, work collaboratively and timely for resolution of unforeseen items and project changes.
  • Proactively forecast project risks and prepare mitigation strategies and alternative options.
  • Coordinate with internal FF&E and IT managers for a complete project delivery to prepare the space to serve patients.
  • Oversee move-in and staff training for physical plant aspects.
  • Assist facility leadership during the licensing process as related to physical plant aspects.
  • Build strong relationships with operational and finance leadership at the local, divisional and group levels during the project through consistent and accurate communications regarding project status.
  • Ensure the project team is working with Acadia's most current design standards.
  • Develop/maintain proficiency in regulatory planning strategy and the submission of regulatory plans. Develop corrective action plans for the resolution of problematic/deficiency issues or to address areas of compliance vulnerability.
  • Promote accountability with all project team members.
  • Performs other duties as assigned.STANDARD EXPECTATIONS:

    • Self-motivated with strong organizational skills and high attention to detail.EDUCATION / EXPERIENCE / SKILL REQUIREMENTS:
      • Bachelor's degree in construction management, architecture, engineering, or a related field preferred, and ten (10)+ years of experience in a project management role as owner's representative or construction manager.
      • A minimum five (5) years of experience in healthcare construction, managing projects over $25M.
      • Demonstrated experience in repairs, renovations, expansions, new hospital construction, and facility condition assessments.
      • Experience in preconstruction and budget preparation for all capital needs related to full building delivery.
      • Working knowledge of local authorities having jurisdiction, state healthcare regulatory agencies, Federal Guidelines Institute, and the Joint Commission.
      • Ability to skillfully manage and administer construction contracts.
      • Excellent time and project management skills.
      • Computer skills including Microsoft Word, Excel, PowerPoint, and Project (or comparable scheduling software).
